South Station Tower: Transforming Boston’s Skyline and Transit Hub

Rising above Boston’s busiest transportation center, the South Station Tower is a major mixed-use development set to redefine both the city’s skyline and its transit experience. The 51-story, 680-foot tower is being constructed directly atop the historic South Station, blending modern architecture with critical infrastructure upgrades.

The project combines premium office space, luxury residences, and retail offerings, all designed to support a more efficient and vibrant urban environment.

The tower will include approximately 680,000 square feet of high-performance office space. These workplaces are designed with flexibility, sustainability, and occupant well-being in mind, targeting LEED Gold certification and aiming for WELL Gold standards.

At the top of the building, the upper 16 floors will feature 166 luxury condominiums under The Ritz-Carlton Residences, Boston, South Station brand. These homes will offer sweeping views of the city and Boston Harbor through floor-to-ceiling windows. Residents will have access to high-end amenities, including a 24-hour concierge, fitness center, pool, and sky lounge.

A key aspect of the Boston South Station Tower project is its focus on transit improvements. The outdoor Commuter Rail concourse will expand by 67 percent, with newly covered tracks and platforms. The bus terminal will increase capacity by more than 50 percent, making transfers more seamless. Additional escalators, elevators, and stairways will enhance accessibility throughout the station.

The development is led by global real estate firm Hines, with architectural design by Pelli Clarke & Partners. Construction is being handled by Suffolk, while the residential component is branded by Ritz-Carlton, part of Marriott International, with sales managed by The Collaborative Companies.

Construction began in January 2020 and has progressed steadily. The expanded bus terminal opened in late 2023, and as of April 2025, the tower is nearing completion. Full project delivery is expected later in 2025.

Despite its progress, the project has faced challenges. In March 2024, construction was temporarily halted after debris fell onto Atlantic Avenue, damaging property but causing no injuries. Work resumed after safety reviews were conducted.

Once completed, Boston South Station Tower will stand among Boston’s tallest buildings and serve as a symbol of the city’s investment in sustainable growth and improved transportation. Project leaders anticipate it will become a new focal point for both commuters and the broader Boston community.
